How is "distance" calculated for "Nearby Sites"?

A new feeder popped up today in my Nearby Sites list, showing quite a few more flights than mine:

The distance shown is 5 miles from me, but the “nearest airport” listed is quite some distance away. Out of curiosity, I did a Google search for that business name and the KHIO airport (Portland/Hillsboro Airport) that they list as nearest, and their address appears to be on the airport property, which is ~20 miles from my location as the crow flies:

Does anyone know where that 5 miles distance comes from?

The distance is based on the receiver location. Your mistake is to assume that the ATP Flight School receiver is located at the airport. It is not.

The ATP Flight School receiver in question (they have many) location is:
Site 174270 45.85 lat -122.6 lon

The JAFrank receiver in question location is:
Site 105890 45.79 lat -122.6 lon
